Are you the lender?

No. landloans.broker is a broker / investor loan desk. We package and shop business-purpose land and lot files to capital sources. We do not fund loans.

Is this a commitment to lend?

No. Nothing on this site is a commitment to lend, a credit decision, or a lock. Those sit with the capital source.

Can I use this for a primary residence or to build my house?

No. This desk is business-purpose / non-owner-occupied only. A lot you will live on, or a construction loan for your own home, is the wrong file here.

What happens on the 30-minute call?

We review the parcel, the land type, and whether a program we can broker is even in range. If it is, we list the next documents.

Does the calculator decide anything?

No. It estimates payment, LTV vs. an educational type ceiling, and cash to close for orientation. It is not a credit decision, a lock, or a quote.

Do you publish rates here?

No. Pricing is deal-specific and set by the capital source, not by a page on this site. The rate field is your estimate.

What is your license number?

GI Realty LLC, a California Real Estate Broker — CA DRE Lic# 01311868

What land types do you desk?

Raw acreage, improved lots, and agricultural land held for business purpose. Entitlement, utilities, access, and the exit still have to be a real story.

Are the LTV ceilings GI policy?

No. They are educational illustrations — raw 50–60%, improved 65–75%, ag 50–70%. Capital sources set their own caps. We do not publish a program matrix.

Can the loan close in an LLC?

Often yes on business-purpose investor files. Vesting, the operating agreement, EIN, and who can sign have to match. We are not your formation attorney.

Does the payment include taxes and insurance?

No. The estimator is principal and interest only. Land still carries property tax. Insurance is deal-specific. Title, escrow, and closing costs sit on top of cash to close.

What should I bring to the call?

Address or APN, land type, purchase price, intended down, entity vs. personal vest, and the hold or build plan. Enough to desk — not a full credit package.

Common objections

These are the ones we hear on the desk. Direct answers. Not a credit decision.

I want to put 10% down on raw acreage.

That is usually an LTV conversation, not a wish. Educational raw-land illustrations sit closer to 50–60% LTV. Run the ceiling on /calculator, then book the call if the file is still worth mapping.

This is vacant land I will live on later.

If the use is owner-occupied — a homesite for you — this is the wrong desk. Business-purpose only. No owner-occupied.

Just tell me the rate.

We do not publish rates here. Pricing is set by the capital source on a specific file. The calculator rate field is your estimate — not a quote from this desk.

I already own the land and want cash out.

Some capital sources will look at refinance or cash-out on non-owner-occupied land. Use, vesting, and the exit still have to be investment. Nothing here is a cash-out decision.

The lot is entitled / has utilities.

That is why the worksheet has an improved-lot type. Access, utilities, and a real build story change leverage more than a slogan. We still do not quote a cap from this page.

I am on my first land deal.

First deal vs. tenth deal changes overlays, not the occupancy rule. We will say if experience is likely to bind. A web form does not decide that.
